復数いる犯人の推理・考察
看護師・桜木るり犯人説の考察
藤井は田中殺しを認めざる得ない状態に陥りましたが、桜木るりの女性の偽装工作によって助けられます。しかも、その女性は袴田殺しのメンバーの一人です。そして今は翔太のジムの会員。
藤井と桜木るりの関係は分かりませんが、桜木るりは交換殺人を知っているかの様子です。
どうやって知ったのか、どうやって袴田殺しに加わったのか今後明らかになるのは必須です。利用価値がある藤井をこのまま警察に渡したくないといった様子でした。
黒島のストーカーや桜木るりの行動から、犯人はマンションの住人だけではなく、住民の周辺の人間である可能性があります。

考察ですが黒島のストーカーが黒島の彼氏を殺し、盗撮カメラにより田宮はそれを見てしまいました。しかし黒島がDVされていたのも知っていたし自分から聞きに行って返り討ちに合うのも怖く通報しませんでした。その後マンション内で殺人が横行し、黒島が裏で男性を操り殺させているのではと疑いるのではないでしょうか。

早苗の息子である総一が最初に殺人をしたのではないかと思われます。
死んだ猫を抱えて悲しんでいるかと思えば、ポケットから針金が出てきました。
最初に死んだ管理人もコードでぐるぐる巻きにされた後亡くなっています。しかも両親が引きこもりの総一を秘密にしていたことを知っていたのは管理人さんだけです。それを隠すため山際を殺して交換殺人が始まったように偽装。だからこそ早苗は取り調べで息子の名前が出ると誤魔化すように供述し始めていると思われます。
また総一は浮田も殺しているのではと疑っています。理由は浮田も針金で絞殺されたからです。
もし既に殺人の楽しみを覚えているなら北川の息子そらが危ないです。
恐らくそらに見られたくなかったものを見られて殺そうとしているのではないかと思います。

そうなると浮田殺しと赤池一家殺しと菜奈殺しの繋がりが不明になりますが。赤池一家殺しにおいては、美里さんの名前は書いてありましたが旦那さんの名前はありませんでした。
もし美里さんが書いた紙が旦那さんの名前であれば分かりますが、そうでなければ巻き添いをくらったのが旦那さんだけというのも謎です。おばあちゃんは認知が入っていたので関係ないと思ったのだとしたら詰めが甘い気がします。
いつ思い出して言いだすか分からないし。その点同じマンションの住民の江藤はおばあちゃんの担当介護士ですし、おばあちゃんに情が移って殺させなかったのかとも考えられます。
佐野豪犯人説の考察

最後に目を覚ました久住が「佐野ー！」と叫んだのも気になります。
佐野が久住を突き落としたのだと思いますが佐野は過去にもクーラーボックスに人間の内臓のようなものを入れていたり最初の方は隣人から異臭がするとも言われてました。つまり殺し屋なのかもしれません。それにしては手際が悪いですが。
しかし佐野が度々誰かと怪しいやり取りをしているので、それが黒幕の一人ではないかと思っています。もしかすると黒島ではないかと思います。
交換殺人ゲームと平行した殺人
順番や各動機は分かりませんが複数犯人がいるのは間違いないです。交換殺人の話が出た同じ時期に決行し交換殺人の一つとして処理されるように仕組んでいると思われます。
